How Fractional Property Ownership Works


Many people dream of owning their own luxury holiday home but find the initial financial outlay and annual running costs difficult to justify on a property that will only be used occasionally during the year.

However, Assetz Fractional Ownership allows four buyers to own three months each and ownership of a home of far superior quality and location than otherwise might be possible with outright purchase.  Of course, it is possible to own more than one quarter, and quarters can be shared with family and friends.

All properties in the Assetz Fractional Ownership portfolio are freehold (or occasionally long leasehold) with title deeds registered at the relevant country's Land Registry – providing purchasers with an asset that will appreciate with rises in property market values.

The freehold of each property is purchased through a UK registered company specially set up for the purpose. In a quarter share arrangement, our most popular format, each shareholder owns 25% of the shares giving use of the property for three months per year split across three seasonal periods.

Each owner can choose to 'bank' two of their thirteen weeks with a leading worldwide holiday exchange network if they wish, giving them access to holidays in some of the finest holiday resorts in the world. This is of course by no means compulsory and entirely at the owner's discretion. Another option for owners is to further split their personal usage into one month segments to give friends and family the opportunity to share costs and enjoy the benefits of a luxury holiday home.

With some Assetz Fractional Ownership property (clearly indicated on the property for sale lists), if some owners do not wish to use their entire allocated share, they are free to let the property and generate a return on their investment - commonly when this format is used the property is often on a managed resort and the local management company arrange lettings and changeovers. This can provide an income that can cover running costs and even provide a return to the owners.

Shareholdings form part of each owner’s estate and can be passed via their will or sold at any time.

A small service charge covers general maintenance of the property and replacement of soft furnishings.
